Retaining Walls Newcastle: Checklist Method

What it does: lists the NSW compliance, drainage and material questions a site assessment works through, based on our own NSW research (see the NSW Fair Trading licensing threshold and the NSW Planning Portal exempt-development standards). What it does NOT do: replace a real site assessment or give you a binding approval decision - our assumption is you'll confirm anything approval-related directly with your council or a private certifier.

Before you get quotes

• Measure the approximate retained height and length of the wall
• Note anything above the wall that could add a surcharge (driveway, structure, another wall)
• Check the distance from your nearest lot boundary
• Check the distance to any natural waterbody on or near the property
• Photograph the current condition if this is a repair/replacement job

NSW approval

• Confirm whether your wall clears every SEPP exempt-development standard (600mm/1m/2m/40m)
• If not, ask whether a Complying Development Certificate or a Development Application applies
• Check whether your property sits inside a mine subsidence district (Subsidence Advisory NSW)
• Ask whether a fence is planned on top of the wall - this changes the approval pathway

Material and design

• Ask what wall system is recommended for your soil type and why
• Confirm drainage is included: agricultural drain, gravel backfill, geotextile fabric
• Ask about the coating/treatment grade if you're near the coast
• Confirm the finish (capping, render, natural stone face) matches what you want

Questions to ask a contractor

• Is engineering and certification included in the quote, or priced separately?
• What does the quote include - footings, backfill, disposal of spoil, drainage connection?
• Have you built in my suburb's soil conditions before?
• What's the realistic timeline including any approval steps?
• Get the scope in writing before work starts
